Property development

About
This practice exists because of a gap that keeps showing up on UK schemes: the people who understand development rarely have time to understand AI properly, and the people selling AI rarely understand development at all.
My work sits across four disciplines — property development, construction and project coordination, technology and AI, and systems thinking. That combination is the point. A planning constraint, a subcontract scope gap and a badly named folder are all information problems, and they compound.
What I build is deliberately unglamorous: structured research, document interrogation, comparison tooling, reporting and evidence trails. The systems make professionals faster and better informed. They never make the decision.
I am not a chartered architect, planner, solicitor, engineer or quantity surveyor, and nothing here substitutes for their advice. That boundary is a design constraint, not a disclaimer.

Experience of coordinating live construction work: programmes, trades, drawings, instructions and the daily churn of information between site and office.
Hands-on work with modern AI systems applied to document-heavy, judgement-heavy processes — with a clear view of where the technology is unreliable.
Treating a development business as an information system: what enters it, who transforms it, where it is lost, and what can be proved afterwards.
