Most AI content aimed at UK property developers is written by people who have never read a committee report, chased a discharge of conditions, or reconciled three subcontractor quotes with different scope assumptions. The result is advice that sounds impressive and collapses on a live scheme.

This guide takes the opposite approach. It starts from the work a small developer or construction SME actually does in a week, and asks a narrow question of each task: does a language model reduce the time to a defensible answer, or does it introduce a risk you cannot evidence later?

Where AI genuinely helps on a UK scheme

Where AI does not belong

  • Write down what 'good' looks like as a checklist before you automate anything
  • Build the workflow once, run it manually for a fortnight, then decide whether to systemise it
